This AI Use Disclosure (“Disclosure”) describes how Praedium Insights LLC (“Praedium,” “we,” “us,” or “our”) uses artificial intelligence and machine learning features within the Praedium cloud-based real estate platform (the “Services”). This Disclosure supplements our Privacy Policy, Data Processing Agreement, Acceptable Use Policy, and Fair Housing Compliance Statement, and is incorporated by reference into our Software as a Service Subscription Agreement.
1.AI Features Available in the Services
The Services currently include one AI-powered feature, the “Fitzwilliam” assistant, which proposes the creation or update of CRM records (contacts, opportunities, and tasks). Every change Fitzwilliam proposes requires your explicit confirmation before it is written.
Planned / Coming Soon. The following AI features are planned but are not yet available. This Disclosure will apply to them when they are released:
- Property analysis and Comparative Market Analysis (CMA) generation
- Lead scoring and prioritization
- Email and message draft generation
- Conversation, note, and transcript summarization
- Search and content discovery enhancements
We may add, modify, or remove AI features at any time. New AI features are subject to this Disclosure unless we publish a feature-specific addendum.
2.AI Model Providers
AI features are powered by a third-party large language model provider, currently:
- OpenAI (https://openai.com)
We may add additional model providers and will update our Data Processing Agreement Schedule A accordingly. Each provider is a sub-processor under our DPA and is bound by data-protection obligations substantially equivalent to ours.
3.Data Sent to AI Models
When you use an AI feature, Praedium may send the following to the model provider as part of the inference request:
- The text of your prompt or message to the assistant
- Relevant CRM context that the assistant automatically includes in the request to interpret your instruction — this can include fields from the related contact or opportunity record, which may contain financial details you have entered (for example budget, pre-approval status, or mortgage balance)
- System instructions written by Praedium that govern how the model should respond
- Limited metadata necessary to format the request
We do not send the following to AI model providers as part of inference:
- Your account password, authentication tokens, or session credentials
- Payment card information
- OAuth tokens for Gmail, Microsoft 365, or other connected services
4.No Training on Your Inputs
Praedium’s contract with OpenAI prohibits the use of API inputs and outputs to train their general-purpose models. We do not opt in to any data-sharing program that would allow your prompts or generated content to be used for model training. We do not train external AI models on MLS data or on your customer data.
5.MLS Data and AI
MLS-licensed data may be passed to AI features for permitted purposes (CRM, CMA, analytics, summarization for internal or client-specific use). The following restrictions apply:
- AI outputs derived from MLS data are not publicly displayed unless the output complies with applicable MLS display rules (attribution, timestamp, broker credit).
- AI-generated CMAs and reports are for internal or client-specific use only and may not be redistributed in bulk.
- AI features comply with the kill-switch and audit obligations described in our Incident Response Plan and Security & Data Protection Overview.
- We do not use MLS data to train external AI models.
6.Accuracy, Hallucination, and Human Review
AI features generate outputs probabilistically and can produce factually incorrect, incomplete, biased, or misleading results (“hallucinations”). Praedium does not guarantee the accuracy, completeness, or suitability of any AI-generated output.
You are responsible for reviewing all AI-generated content before relying on it, sending it to a client, displaying it publicly, or including it in a transaction. In particular:
- Verify property facts (square footage, beds, baths, lot size, status) against the underlying MLS record.
- Verify legal, financial, or tax statements with appropriate professionals.
- Review property descriptions, marketing copy, and outbound communications for fair housing compliance (see Section 7).
7.Fair Housing and Bias
AI models can reproduce or amplify bias present in their training data. The Services must not be used to facilitate discrimination on the basis of race, color, national origin, religion, sex (including gender identity and sexual orientation), familial status, disability, or any other class protected by federal, state, or local fair housing laws.
You must review every AI-generated property description, email, marketing message, lead-score recommendation, and other client-facing output for compliance with the Fair Housing Compliance Statement before use. Report apparent fair housing concerns in AI outputs to compliance@praediuminsights.com.
8.AI in Automated Decision-Making
Praedium does not use AI to make solely automated decisions that have legal or similarly significant effects on individuals (such as denying a housing application or extending credit). Lead scoring and other prioritization features are tools to assist licensed professionals; the licensed professional remains responsible for client-facing decisions.
9.Your Rights and Controls
- You may decline to use AI features in your account.
- Brokerage Administrators may disable AI features at the brokerage level via account settings.
- You may submit a Data Subject Request under our Privacy Policy or DPA covering AI-feature processing.
- You may report concerns about AI output quality, bias, or compliance to support@praediuminsights.com.
10.Changes to This Disclosure
We may update this Disclosure to reflect changes in our AI features, model providers, or applicable law. Material changes will be communicated through the Services or via email.
