Users of the Praedium platform shall NOT:
3.1 Discriminatory Marketing
- Create property listings that indicate preference or limitation based on protected class
- Use language that discourages certain groups from inquiring
- Target or exclude advertising based on protected characteristics
- Include discriminatory photos or imagery in listings
Examples of Prohibited Language:
- “Perfect for young professionals” (age discrimination)
- “Ideal for singles or couples” (familial status discrimination)
- “Walking distance to [specific religious institution]” (religious preference)
- “English speakers only” (national origin discrimination)
- “No children” or “Adults only” (familial status discrimination)
3.2 Discriminatory Screening
- Apply different qualification criteria based on protected class
- Ask questions designed to identify protected class membership
- Refuse to work with clients based on protected characteristics
- Steer clients toward or away from properties based on protected class
3.3 Discriminatory Service
- Provide different levels of service based on protected class
- Fail to show available properties to qualified prospects
- Quote different terms, conditions, or prices based on protected class
- Delay or obstruct transactions based on protected characteristics
3.4 Disability Discrimination
- Refuse reasonable accommodations for persons with disabilities
- Refuse reasonable modifications to housing units
- Fail to design and construct accessible multifamily housing
- Inquire about the nature or severity of a disability
4.Platform Features and Fair Housing
4.1 Listing Data
- MLS listing data displayed through Praedium must comply with fair housing laws
- Users may not add discriminatory notes or descriptions to listings
- Property descriptions should focus on property features, not desired occupant characteristics
4.2 CRM and Contact Management
- Contact records should not include notes about protected characteristics for discriminatory purposes
- Lead scoring or prioritization must not be based on protected class
- Communication templates must not contain discriminatory language
4.3 Marketing and Communications
- Email templates and marketing materials must comply with fair housing guidelines
- Automated communications must not target or exclude based on protected class
- All advertising must be reviewed for fair housing compliance before distribution
4.4 AI-Generated Content
- AI-generated property descriptions, emails, or marketing content must be reviewed for fair housing compliance before use
- Users are responsible for ensuring AI-generated content does not contain discriminatory language
- Report any AI outputs that appear to violate fair housing principles
5.User Responsibilities
All users of the Praedium platform agree to:
5.1 Comply with Fair Housing Laws
- Follow all applicable federal, state, and local fair housing laws
- Stay current on fair housing requirements through continuing education
- Apply consistent, non-discriminatory criteria in all transactions
5.2 Use the Platform Appropriately
- Not use platform features to discriminate against protected classes
- Review all content (including AI-generated content) for compliance
- Report observed violations to Praedium and appropriate authorities
5.3 Maintain Professional Standards
- Adhere to NAR Code of Ethics and applicable professional standards
- Complete required fair housing training as mandated by licensing authorities
- Promote fair housing within your brokerage and community
5.4 Display Fair Housing Notices
- Include the Equal Housing Opportunity logo in advertising as required
- Display required fair housing posters in offices
- Provide fair housing information to clients as required
6.Praedium’s Responsibilities
6.1 Platform Design
- Design features that promote equal access and opportunity
- Avoid building tools that could facilitate discrimination
- Review AI and automated features for potential bias
6.2 Content Moderation
- Monitor for discriminatory content where feasible
- Respond to reports of fair housing violations
- Remove or disable content that violates fair housing principles
6.3 User Education
- Provide resources on fair housing compliance
- Communicate fair housing expectations to users
- Update guidance as laws and best practices evolve
6.4 Reporting and Cooperation
- Cooperate with fair housing investigations as required by law
- Report patterns of discrimination observed on the platform
- Work with fair housing organizations to improve practices

8.2 User Accountability
Users remain fully responsible for their own fair housing compliance. Praedium is a technology platform and does not:
- Review every listing or communication for fair housing compliance
- Guarantee that all content complies with fair housing laws
- Assume liability for user violations
8.3 Legal Consequences
Fair housing violations may result in:
- Civil penalties up to $100,000+ for repeat violations
- License suspension or revocation
- Professional association sanctions
- Private lawsuits and damages
- Criminal penalties in extreme cases
